We will do a thorough review of the title exceptions. If you do not have the final title policy, please include a set of escrow instructions with the preliminary title report or title commitment. The escrow instructions should be signed by both the escrow officer and the title officer. Please make sure that you either have a CA 104.1 endorsement (or the applicable state assignment endorsement) or the title policy states that the insured is the lender, its successors and/or assigns as their interests may appear (i.e. ISAOA/ATIMA).
