The PeerStreet DocGen solution is currently open to all California, New Jersey and Florida lenders, and we’re working on making it available to lenders in other states soon!
Account Access
For California, New Jersey and Florida lenders with an existing DocGen account, you can access DocGen by navigating to docgen.peerstreet.com and clicking the “DocGen” link in the header of the Lender Platform, or the “Open DocGen” button from the Lender Platform Tools page.
If you do not have a DocGen account yet, you can request access by clicking on the “Request Access” button at lenders.peerstreet.com/docgen. You’ll receive an email invitation that will allow you to create your account password. If you run into any issues, please reach out to your Account Manager.
Loan Products
DocGen can currently support the following loan products:
- Loan types: Self-funded, Table funding and Funding Into Origination (FIO)*
- Property types: Single Family Residential (SFR)
- States: California, New Jersey and Florida (more states coming soon!)
- Construction: With or without
- Interest reserve: With or without
*PeerStreet pre-approval required for FIO loans.
Creating Loan Documents
To create a new loan document, click the “New Loan Doc” option from the DocGen Tools page or the “New Docs” button from the Lender Platform header. You can fill out each of the document’s fields sequentially or jump between sections, based on the information you have available. The loan automatically saves, so feel free to exit and come back to complete the form at any time.
The autocomplete feature allows you to prefill commonly used sections of loan forms once you’ve provided this information once, including lender, broker, title, and escrow.
You will not be able to submit your request for loan forms until all of the required information has been provided. You’ll be able to see the list of any missing fields from the “Final Documents” summary page. Navigate directly to the section with the missing fields, or click on the “Missing Field” option on the summary page to be automatically directed to the associated loan form section.
Once you’ve completed filling out each field, your loan documents will be instantly generated and emailed to you within five minutes of requesting the documents, for both FIO and self-funded loans.
FIO Deals
For Funding Into Origination (FIO) deals, PeerStreet will still need to review and approve each deal. It will take up to 48 business hours for PeerStreet to get back to you with approvals and any potential changes to the loan documents.
We provide these documents to you early so that you can lock in your borrower(s) and have time to review the documents. PeerStreet may request to make edits, but this is not an indication that PeerStreet will fund the loan. If you generate these documents through the DocGen solution, you and the borrower will be required to sign the Loan Document Generation Services Agreement.
Construction Loans
The Construction Loan Agreement and Construction Deed of Trust will be included in your loan package. Please append the construction draw schedule to the loan document file as part of Exhibit B of the Construction Loan Agreement.
